HOUSE ON THE EDGE – Valašské Meziříčí, Sokolská Street

Modern and lightweight-looking architectural concept of the town house, which is the counterbalance to the former historical development and highlight of the look-through axe from the Main square. The inner-space functional allocation come through to the exterior look of the building. The former Poláškova street is extended, there is the piazetta with outside seating. The parter is determined by the roof cantilever and the wooden pergola with the outdoor LED illumination. In the ground floor there are two shopping spaces, pharmacy and film café. The first floor contains rehab centre. Its look is maximally lightweighted, the fassade is made only from the structural glassing. This makes the contrast between the ground floor growing up from the ground a the three-storeyed section for living. This part of building is carried by massive frames from reinforced concrete and is designed as a wood framework with pasted frames and gridiron ceiling pannels. It contains 28 appartments. Most of them are low-cost, epecially for young families and singles. In the underground are three storeys of parking. 81 places are the replacement of former public parking. The arrival ramp is situated on the south side by the Sokolská street. The connection point to the busy drive-through road is on the former crossroad with the Králova street, where are newly installed the traffic lights. The access to the shops is situated on the north side by the historical town centre. To cross the parcel is possible next to the building through the small park on the western side, or throught the centre of the bulding. The terrace above the ground floor is walkable and accessible by the stairs from piazetta or by the skew roof of the film café. The skew roof contains also benches and artificial waterfall, which ends in the fountain. The fountain is there for the good feeling of the space and for technical reasins. It is connected with the reservoir of the rain water.
Multipurpose Town House on Křížová Street, Brno

A house is situated into a newly designed urban structure, witch we devised in our previous lessons in studio. The project aslo includes a new Mendel’s squar design nearby the house location. The house is a corner vacant in the Křížová Street. The house is thought to contain flats for young people and families due to its location. Most of the apartments are maisonettes. The house has become a tenement house with courtyard galleries because this is typical for this place. The concept of the house is based on the rotation of one wing of the house away from the noisy street with a lot of traffic and trams. There is created a place with many opposite courtyard galleries and apertures. The concept also devides a part of the house facing the street into two main distinct sections. There is a yard with a garden between the two wings of the house and the inhabitants will be able to relax there. The building is higher than an opposite gabled house and it also responds to a corner gabeld house in the Mendel’s squar. The house will be a new dominant in the crossroad among Vaclavcká street, Křížová street and Křídloviská street. There are coffe to go, fitness center and other commercial premises in the ground floor and the first floor. There are 30 flats (including 22 maisonettes) with an avarage area of 67 square meters and 70 parking places in underground garage.

Multipurpose Town House on Křížová Street, Brno

A new multipurpose town house has been designed into a vacant lot on Křížová street in Brno. Currently, Staré Brno is a territory without a clear concept, with high traffic load, and fragmented and often unsatisfactory development. The project therefore assumes and takes into account urban adjustments in this locality; in particular it anticipates traffic reduction in close proximity of the building and also decrease in noise load. The given location has some special features – its vastness allows it to form a whole street front; it shapes and closes a block which has a long history, its position is exceptional considering its closeness to Mendel square. The proposed building helps shape the appearance of Křížová street into which it opens with an urban-shaping facade. On the other hand, it distances itself from the inside yard which is unusable due to its unsatisfactory technical and aesthetic state. The building thus bears, within its own capacity, all the functional and spatial variety that the relation to the inside yard could offer. The result is a self-sufficient urban balcony-type building with a parquet circle designated to business and higher floors to living. There are 35 smaller flats projected for living, intended esp. for young families, couples or singles. The project assumes that the tenants will lead active and social lives, so it offers flexible outdoor areas that are both covered and open, surfaces that are both green and cemented and spaces that are both private and common.

Investment to a commercial real estate

The thesis aims to compile and to characterise the principles as well as the procedures applied within the implementation of an investment project, using a specific example of the construction of a residential building with three dwelling units. On the basis, of executed calculations, the thesis evaluates the entire economic aspect of the project. The thesis contains an actual real estate project prepared by a designer, as well as price calculations of its implementation offered by construction companies. Using a questionnaire method, the market prices of rentals in the territory of Borovany were found out for the subsequent determination of own rental prices. The conclusion evaluates whether the business plan is profitable or not and compares the revenues to the expenses associated with the implementation of the investment project in question, including the estimation of the property value in case of its sale.
Execution sale of movable property as an interference with the inviolability of the dwelling

The master's thesis focuses on a topic which lies on the intersection of civil law procedure and constitutional law. The chosen type of execution proceedings is looked at through the lens of constitutional law with specific focus on dwelling and inviolability of the home, which are interfered with by specific steps of the execution sale of movable property. The aim of the thesis is to bring forth an analysis of the topic from an unusual perspective, and therein answer several research questions, especially to lay out specific (impermissible) interferences with the inviolability of the dwelling within execution proceedings with the goal of highlighting inviolability of the home as a value embodied in the constitutional system of the Czech Republic. The thesis is divided into two parts and only the conjunction of these parts forms a unique whole. The first part focuses on execution sale of movable items. Firstly, it gives an overview of the execution proceedings and clarifies the purpose and goals of the court executors. In the following chapter the thesis looks at the distraining enforcer as a person in direct contact with the debtors and third parties during his on-the-spot operations for the purpose of execution proceedings. The Country House Revisited: Variations on a Theme from Forster to Hollinghurst

This dissertation aims to provide an insight into English country house fiction by twentieth and twenty-first century authors, such as E.M. Forster, Evelyn Waugh, Iris Murdoch, Alan Hollinghurst, and Sarah Waters. The variety of literary depictions of the country house reflects the physical diversification of the buildings in question, from smaller variants to formerly grand residences on the brink of physical collapse. The country house is explored within the wider social and cultural contexts of the period, including contemporary architectural development. Given the exceptionally evocative and integrating properties that the influential theories of Martin Heidegger and Gaston Bachelard attribute to a house in general, it is unsurprising that the concept of the country house has inspired discussion of such a wide spectrum of topics. Its unique centring quality is echoed in the dense intertextuality prominently marking its literary representations, and enables the successful implementation of various temporal idiosyncrasies, which often set the house apart from the habitual passing of time.
